Planning Amendments

In 2021, WCC granted permission for changes to the original planning consent to reduce the basement area across the proposed development by c.30% and allow a phased construction of residences which had previously been consented as a single phase.

Since these revisions were made, we have been progressing our plans to start construction of St John’s Wood Square and, as part of this, WCC has consented further minor amendments below to help facilitate a reduced construction programme:

1. Basement Reduction

Proposed reduction of the basement volume by 11% above the reduction consented in 2021 along with an associated reduction of car parking from 175 to 155 spaces. This change will significantly reduce the volume of construction and extent of basement excavation.

2. Adjustment of Block 4 from Villas to Apartments

Proposal to replace the three individual villas with a six-unit apartment building increasing the overall number of homes to 120. This is achieved through minimal external changes with no overall increase in building height or mass.

As part of these amendments, it is also proposed to reduce the Construction Period to 5 ½ years from the previously proposed 7 ½ years.
